The bedroom is equipped with a full sized bed, dresser, and closet space. All utilities, including electricity, WiFi, water, and trash, are included in the monthly rent. Just bring your bedding, towels, and toiletries—everything else is covered!

House Rules

Occupancy Limit: The number of guests should not exceed what is listed in your reservation. Any unapproved guests will incur a $15/night/person charge. Undeclared guests may be asked to leave immediately. Non-overnight guests are allowed with host approval and should adhere to house rules. Communication: We require a response from the guest who made the booking before check-in. If we do not receive a response, your reservation is subject to cancellation without refund. This is for safety, emergency access, scheduling, and property management purposes. If we cannot communicate with you, we cannot host you. Third-Party Rentals: Only the guest making the reservation should be staying at the property. If you plan to book on behalf of someone else, you must get host approval beforehand. Please let us know in advance, and we are usually happy to approve it. Minors: All minors (under 18) must be listed on the reservation. Minors should only be accompanied by reservation guests and must not be left unattended or with someone outside the reservation without prior host approval. Check-In: 4 PM (flexible with prior approval). Check-Out: 10 AM. A $25 fee applies for every 15 minutes of a late check-out without prior notice. If check-out is more than 2 hours late, you will be charged an additional night’s fee without access to the unit. Pets: Pets are NOT allowed at this unit. Service Animals: Per ADA guidelines, service animals may be accommodated but require prior approval. The host may ask for more details about the animal's tasks or duties. If accommodation is possible, no pet fee will be charged. No Smoking or Vaping: Smoking of any kind, including marijuana (even if medically prescribed), is strictly prohibited inside the property and in common areas (e.g., thresholds, front porch). This also includes incense, oils, and candles. Violation of this rule will result in a $500 penalty plus any costs for remediation. Repairs and Maintenance: The host may need to access the unit for repairs or maintenance with 1 hour’s notice. In case of an emergency, immediate access may be required. Plumbing: Only standard toilet paper should be flushed down the toilets. Any damage or plumbing issues caused by improper materials will result in the guest being charged for repairs. Parking: Parking rules specific to each unit can be found in listing property description. Parking is at your own risk, and the host is not liable for any damage or theft. Please ensure all vehicles are registered, insured, and in good condition. Street Parking: If you need to park on the street, please park in front of our house to avoid inconveniencing neighbors who rely on street parking. Quiet Hours: Please respect quiet hours from 10 PM to 8 AM. No loud music, shouting, or disruptive behavior inside or outside the unit. Nuisance: Any behavior that disturbs the peace or prevents other guests from enjoying the property will result in a warning. A second occurrence will result in immediate eviction without a refund. Events: Events or gatherings of any kind are not allowed without prior host approval. If you're planning a special occasion, please communicate with us in advance. Commercial Activities: Commercial filming, videoing, or any business activities are not permitted unless previously agreed upon by the host. Residency: No mail should be delivered to the property. Guests do not gain any tenant rights or residency privileges. Long Term Stays: we require a cleaning every 30 days at a minimum, but also have options for weekly and biweekly cleaning for a discounted rate! Just let us know your preference Cleaning Fee: A base cleaning fee applies to each unit (as listed in booking information). If the unit is left in an unreasonable condition, additional charges for labor and supplies will apply. Payment: A valid payment method must be on file before booking or requesting alterations. If no payment method is provided, the reservation may be canceled. Local Rentals: If you live within 50 miles of the property or are considered a local, additional verification may be required, including a government-issued ID, background check, or refundable deposit. We may reach out with more questions. Pests & Wildlife: The property has year-round pest control including fumigation, spraying (interior and exterior), exterior bait boxes, and other standard methods to keep pests and wildlife out. While infrequent, due to the property's age and location, guests may encounter insects or wildlife outside or inside the dwelling. To do your part, guests should keep doors closed and keep any source of food out of the open. Damage Waiver: You may be asked to provide a damage waiver deposit. Any damages caused by guests, pets, or service animals will be charged to the guest. Mold & Mildew: Guests should notify the host if they notice visible mold or mildew. Guests should keep windows/doors closed during extended absences and maintain HVAC to prevent moisture buildup. Laws: Guests must comply with all federal, state, and local laws during their stay. Cancellation Without Refund: Failure to comply with any house rule may result in immediate cancellation of your reservation without refund. Local Guests Policy: If you’re local to the area, please contact us before booking and let us know the reason for your stay. To avoid unauthorized events, we may request a large refundable security deposit. Unauthorized parties or gatherings are strictly prohibited and may result in immediate cancellation without refund.
